  Referral gift, per referral, is equivalent to $50.00.

  There is no limit on the number of Referrals you can
       register.

  You may request a gift certificate or card from your
       favorite store.

  Referral gift must be paid by gift certificate or card,
       not redeemable for cash (See Q & A).

  Referral gifts are distributed after Registered Referral
       completes the Sale, Purchase or Lease of a property.

  Registered Referral must complete the Sale, Purchase or
       Lease with a reciprocal Agent.

  There is no time limit or expiration date for a Registered
       Referral.

The Legal Stuff

The Texas Real Estate Commission "TREC" has strict policies about referrals from non-licensee.  Below is an excerpt from the TREC Web Site.

Q. Can a licensee pay a non-licensee cash money for a referral from the non-licensee?

A. No. A licensee cannot pay a non-licensee cash money, or its equivalent, for a referral.  If a licensee wants to give a small token of appreciation to a non-licensed person for a referral from the non-licensed person, the licensee may give a gift or merchandise valued at $50 or less to the non-licensee.

 If gift certificates are given, they cannot be redeemed for cash, i.e., a recipient redeeming a gift certificate at a department store cannot receive cash back from a purchase amount that is less than the amount of the gift certificate.
